Specifically, under-performing assets and opportunistic investments that offer value-add. We primarily focus on cities that have growth opportunities or strong markets.

Value-Add Multifamily
Acquiring a cash flowing, usually older, asset that require moderate to significant renovation but with great opportunity for upside.
Industrial
Acquiring industrial buildings 50,000 - 400,000 square feet anywhere in NY, NJ or CT. 125,000 square feet + anywhere in the United states. Must be occupied and have at least 5 years + left on the lease - triple net. 7% cap or higher.
Commercial/Medical Office Buildings
Small to medium sized with strong long term leases in place. Strong opportunity to add value by filling empty suites or conducting necessary renovations to change culture and atmosphere.
